We're moving on to the next phase in our journey through life together. As such we have decided to sell our ranch, all the animals and relocate. As such we are offering the ranch and/or the animals in different packages from a turn-key sale with real and personal property + animals to just the animals or combinations thereof.
Property details: Our property is 35 acres located on Calhan Hwy, a quiet paved road, 30 miles east of Colorado Springs, CO southeast of the small town of Calhan and northeast of the town of Ellicott. It is 1/8 mile wide by 1/2 mile deep gently rising from front to back. It's close enough to civilization for convenience but far enough away for privacy. It has stunning views of the front range of the Rocky Mountains including Pikes Peak and the Sangre De Cristo Mountains. We sit high on a ridge of 6500+ ft above sea level overlooking Colorado Springs and the Valley between us. The front 10 acres are fenced (2008) 5' high with quality high-tensile woven wire to keep out predators. The back 25 acres are fenced on three sides. We have 4 16' wire filled gates accessing the homestead. We installed 1000' of underground power and waterlines with multiple hydrants throughout the homestead in 2008 with capability for expansion. The property is lit with multiple floodlights on photelectric sensors for dusk to dawn lighting.
Residence: The house is a 3600 square foot custom built ranch style design with a walk out basement. It has 4 bedrooms and 3 baths with an attached oversized 2-car garage. There is 1800 sq ft above grade and 1800 sq ft below. The exterior walls are 2x6 construction. It was custom built in 1999 and we have the blueprints. The ceiling is insulated with 14" insulation. In 2007 and 2008 we completely remodeled the entire inside almost down to the studs. We replaced the flooring, bathrooms, appliances, woodwork, lighting, and doors. We reskimmed walls and ceilings and retextured with knock-down. We installed 6" wide hickory plank flooring on the main floor. Each piece was hand hewn for a vintage look and finished with tung oil. Windows were all fitted with vinyl wood-look blinds. Baths were tiled with a combination of tile and natural slate. The master bath was reconstructed to a 5-piece tiled bath with jetted tub and separate glass shower and waterfall faucets. The house is equipped with a full intercom system including audio and a central vacuum system. The woodwork on the main floor was replaced with white 6-panel doors, plinth blocks and rosettes. The exterior of the house was repainted in 2008. The main floor contains the master bedroom, master bath, a second bedroom, a second bath, kitchen, living room, and den. Their are porches off front and back of the main floor. The lower level has 9 -ft ceilings and contains 2 more large bedrooms, the third bathroom, a family room/game room, a large storage room and a large utility/laundry room.
Outbuildings and pens: The ranch has 5 outbuildings all new in 2008 all painted to match in red, white and grey color scheme. We set up the facilities to house our alpaca and goats plus chickens and ducks but built it to accommodate a wide variety of animals e.g. horses. The main barn is a Lester building of top quality. It is 42'x56' with an additional 6' wide front covered porch and a 10' x 56' covered overhang on the back. The front half of this barn has a concrete floor with floor drain. The back half is dirt and it houses 4 configurable pens currently used for our alpacas each with their own walk-in steel door to the covered drylots + an extra drylot/holding pen. The drylots are configurable from 1-5 pens. There is a 16' wide by 10' high commercial overhead door, a 12'x12' sliding door, and two additional wide walk-in doors. Ceiling is insulated as is part of the inside walls. The rest of the wall insulation is being installed with ProDex thermal radiant insulation and/or will be included. Barn is equipped with 100 amp electrical service, including 110v and 220v services and water. The 2 goat pens are each 50'x100' with a 8'x12' barns in each complete with cupola, weathervanes and flower boxes. They are fenced with wood posts, no-climb 4' horse fence and high-tensile top wires capable of electrification, with wire-filled gates on front and back. These pens will accomodate other smaller animals e.g. alpaca, dogs, ponies etc. There are two alpaca/horse paddocks of 1/4 acre each measuring 100'x200' each constructed with 4' high no-climb horse fence with the capability to add top wires for electrification also. They are outfitted with 2 12' wire-filled gates each and a 16' gate between them to make one 1/2 acre paddock. Water is located at the paddocks as is power with a 50 amp circuit for expansion. The paddocks are configured with an alleyway system to the main barn and drylots. This alleyway is constructed with high-tensile wire. The acreage with drylot, alleyway and pen/paddock system was designed with flexibility in mind and contains a total of 22 gates! There is also an 8'x12' chicken coop we built with a fenced yard of approximately 2500 sq ft--chickens should live a good life! The fifth outbuilding is an 8' x 10" storage/garden shed. A garden area of approximately 1600 sq ft is also fenced.
Price: Ranch is valued at $500,000 but sale priced at $400,000 for a quick sale. Alpaca herd is currently sale priced at $125,000 individually. We're offering the herd at $100,000 with $0 down, 0% interest and up to 3 year terms or a substantial cash discount. We want to sell so we're willing to negotiate with a buyer for a win-win transaction.
